Video Girl A.I. is made of win! Good Morning Call is kind of what you're looking for. It fits the pattern. A girl and boy move into the same apartment after a mix-up occurs at the real estate agency or some such. In case you haven't read it I'd suggest you read Fruits Basket. To round it out, Love Monster and My Balls. Both are ecchi, but My Balls takes it to an extreme and hilarious level.
