Hi looking for a manga that I can only remember parts of

Basically main character is a teen and he finds himself living with this girl he finds attractive, they dont get along at first. He also shares the apartment/house with a slightly older girl that I guess looks after him. He finally starts to get along with the girl when her older sister turns up, she then asks the girl to move in with her meaning his crush/main girl would move out and he wouldnt see her again. She agrees and when they are about to say farewell he cries and asks her to stay. The main girl does. This is not the ending or anything, just a small part of it. Its sort of an Ecchi romance manga. There is mild nudity in it. Please help

theres also a part where the older woman he lives with is about to go out the house. But she needs spending money so she tells him to pull a strap (dress strap), this exposes her boobs too him. She then charges him money
