I've been looking for this manga, but no one seemed to have a clue, so here we go again.

The MC applied to an elite school, the school's quite strict and one of the rules is that students forbid to enter a building in the west side, and they need to cross through the fences to go to that building. The MC and his bf (?) broke the rules and enter the building. They found a room which is like a basement and turn out is/was used as sex place by some students there. And then, when they went to there again, some students already have sex. It's an old manga. I just can remember that.

I believe the manga you are referring to is Youkoso Jitsuryoku Shijou Shugi no Kyoushitsu e (Classroom of the Elite).
